ILA Vacancy Board: Terms of Use
Version 2026-09-23.1 · Effective 2026-09-23
These Terms govern the ILA Vacancy Board at sdvacancyboard.com and its associated vacancy-board domains and portals (the Board). Royalty Group LLC and ILA of California are the service operators referred to as “we,” “us” and “our.” The Board is a housing-information and communication service, not a housing provider for every listed property.
Using the Board
Review these Terms and the Privacy Policy before creating an account or submitting information. Use the Board only for lawful housing searches, listing administration and related communications. If you do not accept these Terms, do not create an account or submit information.
Account holders must be at least 18 years old. If you act for a housing business, employer or another person, you must have authority to do so and any permission necessary to share their information. Each individual must use a separate account; do not share passwords or impersonate another user.
Keep your account and contact information accurate, protect your sign-in credentials, and notify us promptly if you suspect unauthorized access. An organization invitation does not by itself grant ILA staff privileges or access to another person's private shortlist.
A free, separately branded service
The ILA Vacancy Board is free to use. A paid-software subscription is not required to list an eligible home, manage vacancies or respond to inquiries on the Board.
Algaic is an optional, separate paid-software product. Any offer to connect appears inside the operator portal, not as a condition of listing approval. A transfer of reviewed signup details is not a purchase, subscription or authorization to charge you. Separate terms and a separate decision apply to any paid product.
Listings and PRAT approval
Housing operators are responsible for their listing descriptions, rents, deposits, amenities, house policies, licensing representations, contact details and reported availability. Update changes promptly and reconfirm vacancy information when requested. A freshness label reports the age of the operator's confirmation; it does not guarantee that a bed remains available.
Public listing approval requires a passing Peer Review and Accountability Team (PRAT) result recorded by authorized ILA staff. The latest recorded result controls eligibility. A failed latest result removes an approved listing from public search; a passing result does not automatically approve or republish a listing.
PRAT review, an ILA membership indicator and public listing approval are not government licensure, a warranty of safety, a clinical determination, or a guarantee of housing quality or suitability. Licensing categories must be independently verified where relevant. We do not infer an inspection expiry date from a blank next-visit field.
ILA staff may approve, request changes to or reject submissions. Suspension is reserved for approved listings. Listings without the required passing evidence may remain hidden even if they appeared in an earlier version of the directory. Operators may ask for correction or reconsideration using the contact below; we do not guarantee acceptance or a particular review time.
Housing decisions and independent verification
Confirm availability, rates, deposits, lease terms, accessibility, house rules, licensing and suitability directly with the housing operator before making a decision or paying money. The Board does not reserve a bed or form a rental agreement when you save a home, send an inquiry, receive an offer or exchange messages.
A listed independent living home is not represented as providing licensed care or supervision merely because it is listed. A person who requires care or supervision should seek an appropriately licensed setting and qualified advice. The Board does not provide medical, legal, social-work or emergency advice and does not replace an individualized assessment.
Housing providers and applicants are responsible for their own screening, accommodations, agreements and compliance with applicable housing and nondiscrimination requirements. A filter or listed house policy is not permission to discriminate unlawfully. These Terms do not waive any tenant, fair-housing, disability, privacy or other nonwaivable legal rights.
The Board is not an emergency service and is not continuously monitored. Contact emergency services for an immediate threat to health or safety.
Inquiries, referrals and staff oversight
External users, coordinators and housing operators handle their own inquiries and placement communications. ILA staff provide oversight and moderation; they do not originate referrals or negotiate placements through the Board's sending tools.
Send only information you are authorized to share and that is necessary for a housing inquiry. Do not submit Social Security numbers, identification documents, payment-card details, diagnoses, medication lists, medical records or other protected health information. Do not identify a prospective resident when general housing requirements will suffice.
Inquiries may be delivered to operators by email, and authorized ILA staff can review referral and placement records for oversight. Placement conversations are not confidential from authorized oversight staff. They are not an approved channel for clinical records or emergency communication. Recipients may retain separate copies outside the Board.
We do not guarantee that a recipient will respond, that an email will arrive, or that a communication will result in housing. The Privacy Policy explains collection, access and retention.
Phone numbers and private shortlists
Operator phone numbers are available to signed-in users, not anonymous visitors through the Board's directory. Signing in is an access restriction, not a guarantee that every viewer has been professionally verified. Use contact information only for legitimate housing-related communication; do not scrape, sell, bulk-export or use it for unsolicited marketing.
Shortlists are private to the individual account across all roles. Other team members and ILA staff do not receive access through normal application permissions. This does not mean the underlying records are encrypted so that no authorized technical administrator could ever access them; the Privacy Policy explains restricted administrative access.
Printing, downloading or sharing a comparison creates a separate copy under your control. Do not include another person's private information or redistribute restricted contact details without authorization.
Content and acceptable use
You retain your rights in the content you submit. You grant the service operators a nonexclusive license to host, reproduce, format and display that content as needed to provide the Board, deliver your requested communications, moderate listings and meet legal obligations. Private content is not licensed for unrelated marketing or sale.
Submit only content you have the right to use. Do not post false vacancies, fraudulent offers, unlawful discriminatory statements, threats, harassment, malicious code or another person's confidential information. Do not bypass access controls, collect passwords, probe accounts, disrupt the service or misrepresent an affiliation with ILA.
You may view the Board and use its features for their intended housing purposes. The ILA name, branding and other owners' content are not transferred to you. Contact us about suspected infringement, impersonation, incorrect listings or misuse.
Moderation, account closure and availability
We may restrict content or account access to address misuse, security concerns, legal obligations or failure to meet listing standards. When appropriate and lawful, we will provide an explanation and an opportunity to correct the issue. Urgent restrictions may take effect before notice.
You may stop using the Board at any time and request account closure or deletion by email. Some records may be retained for security, audit, dispute or legal purposes as described in the Privacy Policy. Removing an account does not cancel a separate lease or paid-software agreement.
We may maintain, change or discontinue features. We do not promise uninterrupted operation, error-free content, preservation of every record or compatibility with every device.
Responsibility and limits
To the extent permitted by law, the Board and third-party listing content are provided as available without warranties of uninterrupted service, accuracy, merchantability, fitness for a particular purpose or noninfringement. You remain responsible for verifying a listing and making an appropriate housing decision.
To the extent permitted by law, the service operators are not responsible for a housing provider's independent conduct, a user's misrepresentation, or indirect or consequential losses resulting from reliance on third-party listing information. This provision does not exclude liability for fraud, willful misconduct, gross negligence, or any liability that applicable law does not allow us to exclude.
Nothing in these Terms disclaims duties that legally apply to either service operator or requires you to waive a legal right that cannot be waived. These Terms do not impose mandatory arbitration, a class-action waiver or a fixed monetary cap on recovery.
Changes, applicable law and contact
We will display the current version and effective date with these Terms. Material changes will be announced through a prominent Board notice or an account email, as appropriate; where renewed agreement is legally required, we will request it. Changes do not retroactively erase rights that have already accrued.
California law governs these Terms to the extent consistent with applicable federal law and any mandatory protections in your jurisdiction. No exclusive forum is imposed by these Terms. If a provision cannot be enforced, the remaining provisions continue to the extent permitted by law.
